Bohicket Wet Slips Ownership Information

Regime Fees:
The monthly common area maintenance
charge (CAM fee) is estimated to be $25.00 to $30.00 per month per
slip depending on the size of your slip. The CAM fee includes repairs
and maintenance, personal cost and administrative expense of managing
the regime. Bohicket Marina has very low regime fees compared to other marinas; all of Bohicket Marina’s docks are new. The low regime fees are important as they are a continuing cost; money can be saved by purchasing at the Bohicket Marina.
Insurance Estimate:
Insurance cost (based on policies currently in force) will be $40.00
to $50.00 per month per slip depending on the size of your slip. Insurance
costs are not included in the CAM fee. This insurance covers the docks
only – not your boat.
Property Tax estimates:
Property taxes will be billed directly to each owner by Charleston County.
Property taxes are estimated to be $600.00 to $ 750.00 per annum
per slip based on slip length.
Wet Slip Rental Pool:
For slip owners who do not have boats and wish rent their slips,
we will handle the rental management of your slips for a small percentage
of the gross rents.
Rental rates for 2008 are scheduled to be $ 11.50 to $ 15.00 per
foot.
Gross Rental Income Example:
A 40 foot boat in a 40 foot slip would rent for $600
for a month at a rate of $15.00 per foot. Renting your wet slip when you are not using it can be a great offset to the cost of ownership.
Closing Wet Slip Purchases:
For closing the wet slips, please select the closing attorney of
your choice. If you do not have a closing attorney, you may want
to contact Custis Byars or Christy Hair of Buist, Byars, Pearce and
Taylor, LLC. They are both very familiar with the marina, the
dock renovations, and the Master Deed. In addition, their office
is on Johns Island very close to the marina.
